How does fractional ownership work?
Fractional ownership allows you to own a second or third home in which to take your vacations. You only pay for what you use. You buy a fraction of the property (1/12th or more) and you can use the villa or bungalow for a certain number of weeks a year proportionate to the amount you have purchased (4 weeks minimum).
Secret Bay manages and looks after the property on your behalf for which you pay an annual maintenance fee.
Properties will be placed in the rental pool during any periods that you are not using it and you can sell your share whenever you choose.
What is the difference between fractional and full ownership?
Both Fractional and Full owners of Secret Bay acquire the same benefits. The main difference is that a Full Owner will be able to spend as much time in their property as they wish and will be able to place the villa or bungalow in the rental pool for longer periods and therefore gain more revenue.
Can I increase my ownership of a villa or bungalow over time?
If shares become available in your villa or bunaglow you will be given first option to buy additional shares.
Can I choose the weeks I want to spend at my property?
Full owners can spend as long as they like in their property all year round as long as they have not committed it to the rental pool during this time.
Fractional owners choose the weeks they want to spend in their property. Please note that half your weeks must be taken in the winter season and half in the summer season.
We also ask for 3 months’ notice in order to help us rent the property for you during the weeks that you are not using it.
Can I rent out my property when I am not using it?
Yes, your property will be placed in the rental pool when you are not using it and we will administer rentals on your behalf. You will receive a significant share of the Net Rental Revenue.
Can friends and family use my villa or bungalow when I am not there?
For Fractional Owners: Yes they can during your allocated weeks.
For Full Owners: Yes they can, provided you have not committed your property to the rental pool during that period.
Can I leave my personal possessions in my villa or bungalow?
Full ownership: If you are not placing your villa or bungalow in the rental pool, you can leave your personal possessions there until your next visit.
Full and fractional owners placing their property in the rental pool: We provide storage facilities in which you can leave your personal possessions until your next visit.
Can I decorate my villa or bungalow in my own style?
Full ownership: If you are not placing your property in the rental pool, you may decorate your villa or bungalow to suit your tastes – but please ask us before you make any structural changes.
Full and fractional owners placing their property in the rental pool: In order to keep the Secret Bay villas and bungalows in a consistent style, we would request that you keep the existing decoration as it is. We have deliberately kept decoration minimalistic in order to enhance the views and magnificent location.
What are the management/maintenance costs at Secret Bay?
One of the joys of being part of this boutique-style development is that Secret Bay will look after your property for you. Maintenance will be charged annually in advance based on a detailed estimate of costs plus an administrative fee.
How long will the properties take to build?
Villas will be constructed within 18 months and Bungalows within 12 months with an allowable variation of 60 days.
Are families welcome at Secret Bay?
We welcome children over the age of 12 in the two-bedroom villas. If you have younger children and wish to purchase a property at Secret Bay, please do contact us and we would be more than willing to discuss this with you.
What is the External Exchange Program?
Owners can trade their weeks at Secret Bay with other properties around the world as part of an External Exchange Program. Membership to this Exchange Program for a certain period of time will come as standard with the purchase price and any extensions to this period will then be at each owner’s option and expense directly with the Exchange Program.
Can I fly to Dominica by Private Jet?
Yes you can. Dominica has two runways: Melville Hall in the northeast and Canefield in the southwest of the island. Melville Hall (TDPD/DOM) has a 4,800 ft. runway 09/27 and is open to the sea. There are ongoing upgrades to the airport, which offers Night VFR landing and will soon have approved GPS instrument approach. Canefield Airport, which is closer to the capital Roseau, has a 2,500 ft. runway along the Caribbean Sea coastline (01/19) - VFR only. Both airports are approximately one hour's drive from Secret Bay.
How do I go about selling my property if I eventually want to?
If you no longer want to use your property you can commit the unit to the rental pool or sell your share. Secret Bay will remain the exclusive agency for the first six months and after this period owners will be able to sell in the open market.
